    Van was the first story guy I met that truly changed my eyes in terms of my potential in CRE. He helped me see that someone as young as 22 can buy multimillion-dollar apartment complexes. He opened my eyes to the syndication model and the world of commercial real estate. We get to talk about some of the things he has overcome and what he’s planning on doing. I find his story to be fascinating due to the fact that he’s such a young guy growing his real estate portfolio in such a short amount of time. He grew from your average college student to cofounder of Zion Cap Group.

He’s a part of the #1 team in Keller Williams with residential sales, he’s also the owner of 47 doors/units, has 15 AirBnB properties, is a limited partner in 3 syndications, co-founded RatRacetoFI: a mentorship group that teaches how to gain financial independence through real estate. We get to hear the beginning of Diego’s story some of the adversity he has overcome and the grit he had to surpass the adversity.

This conversation helps investors open up to the idea of design. We talk about how Millions have been lost in profits simply through design. Larry sheds insight about his industry and how it relates to the investors eye.

    Larry Speck is a Senior Principal with Page Architects. His professional work includes such Texas landmarks as Austin Bergstrom International Airport, Austin Convention Center (both phases), and the architecture for Discovery Green, a twelve-acre park in downtown Houston. Over the last 25 years, his design work has won 40 national design awards, 23 state or regional design awards, and 51 local design awards.


    From 1992 to 2001, Larry was Dean of the School of Architecture at the University of Texas at Austin where he continues to serve on the faculty. He is a Fellow in the American Institute of Architects and served as chair of the jury to select fellows in 2005. He has also served on the Architectural Advisory Board for the U. S. State Department Overseas Building Operations, as a National Peer Reviewer for the U. S. General Services Administration Design Excellence Program, and on the boards of national environmental groups such as Greenguard Environmental Institute and Air Quality Sciences. He is the 2011 recipient of the ACSA/AIA Topaz Medallion given to one individual in North America each year in recognition of their contribution to excellence in architectural education.
